  1. When accession acquired at the expenses of mortgagee and capable of separate possession without detriment to principal property, the mortgagor desiring to take accession must pay expenses to acquire it
  2. When during continuance of mortgage in possession of mortgagee upon redemption, mortgagor shall be entitled to improvement and shall not be liable to pay cost thereof
  3. When improvement was effected at the cost of mortgagee necessary to preserve the property from destruction or deterioration, the mortgagor shall pay proper cost with interest at nine percent per annum for the improvement
  4. When mortgaged property is in lease and mortgagee obtains renewal of lease, mortgagor on redemption, shall have the benefit of new lease

  8. Mortgagor shall deemed to contract with mortgagee the interest which mortgagor transfers to mortgagee, mortgagor has power to transfer
  9. Mortgagor will defend his title or if mortgagee is in possession of mortgaged property, enable him to defend
  10. Mortgagor will pay public charges for the property when the mortgagee is not in possession of mortgaged property
  11. When the mortgage property is in lease , pay the rent reserved by lease and indemnify mortgagee against claim sustained for non payment of rent if the mortgagee is not in possession
  12. Where it is second mortgage, the mortgagor will pay the interest due on prior mortgages and discharge when it becomes due
