  1. Person delivers documents of title to immovable property with intent to create security
  2. Where principal money is rs100/- or upwards, mortgage can be effected only by registered instrument signed by mortgagor and two witnesses
  3. Mortgagor has a right to on Payment or tender at proper time to require mortgagee to deliver mortgaged property in possession of mortgagee and to execute registered acknowledgement
  4. Nothing shall entitle person interested in a share only of mortgaged property to redeem his share only, on payment of proportionate part of remaining due on mortgage, except where mortgagee than one has or have acquired whole or in part, share of a mortgagor
  5. Mortgagor entitled to redemption on fulfilment of conditions entitling for re-transfer may require mortgagee and transfer the mortgaged property to such third person
